Southwest Visions newest project is moving toward a late spring/early summer groundbreaking. In October ’05 SWV purchased property at the intersection of Pratt and Mount Streets that included a vacant parcel on the northeast corner. This purchase offered the opportunity for SWV to reclaim a long vacant lot and develop the first new housing in the immediate neighborhood.

Over the past year a development team was assembled and embarked on planning the project. Several options were analyzed and ultimately a decision was made to develop market rate, for sale housing on the site which is well situated on high ground with good views to the south and east.

The project will consist of eighteen garage town homes with units fronting front on Pratt, Light and Lemmon Streets. The site will have an entrance on Pratt Street, at the eastern end of the site, accessing the rear courtyard and ground level garages. The basic unit plan includes two and one-half stories over the garage. The main level will feature a fully equipped kitchen, living-dining area, breakfast bar, laundry space and powder room. The standard floor plan has two bedrooms and a full bath on the second level and an unfinished half storey at the third level. Options include finishing the third level with an additional bedroom, bath and deck. In addition, two-storey living space, bay windows and other upgrades to appliances, cabinetry and finishes will be available.

The site plan has been approved by the City and schematic design is complete. The Union Square Association has reviewed the preliminary drawings and voted to support the project. A committee of the association will work in conjunction with the team and CHAP as the design process moves forward. The development team is currently working on finalizing the design, with the goal of obtaining Planning Commission approval in the spring and starting work on the site by late summer or early fall.

This project will be a benefit both to the neighborhood and to SWV. It will reclaim a long vacant parcel of land located at a gateway to the community. It will increase home ownership and bring new residents to the community, enhancing the value of surrounding homes. The project is of adequate scale to impact the surrounding neighborhood and to bring much needed recognition the revitalization efforts of SWV. Ultimately it will provide needed revenue to the organization to continue those efforts in the community.
